Lettable area surveys are required to determine the measured floor space of a particular leased premises. These surveys result in a Lease Survey plan which can assist in various property dealings including lease and rental determinations. Marketing Plans can also be prepared for a tenancy noting that additional building features will be measured for this purpose.
Generally, all lease areas are measured and calculated in accordance with the Property Council of Australia (PCA) guidelines by applying the appropriate method of measurement for the tenancy type being surveyed i.e. generally Office buildings (NLA), Industrial buildings/ warehouses (GLA) and Commercial buildings/ shopping centres (GLAR).
Generally, building air conditioning and other services are located on top of the building roof and often access to the roof is not permitted as part of due diligence due to safety risk.
